A Pavilion Is a Roof Over the Patio
Pergolas filter sun. Pavilions stop rain. The difference is the roof — pavilions get a full pitched roof framed and shingled like a small house, which means you can put a TV under one, or a fireplace, or an outdoor kitchen, without worrying about weather.
Homestead builds each pavilion one at a time in Lancaster County, Pennsylvania, with the same lumber and the same joinery you'd want on a porch addition. They size to your patio, not to a kit. Four standard lines — Vintage, Belmar, Timber Frame, and Custom — plus an Attached configuration to anchor any of the four against your house.
We coordinate the install in NJ — foundation prep, anchor brackets, electrical roughing if you're adding a kitchen or fireplace. Stop in to see a couple on display, or send us a sketch of your patio and we'll spec the right one.
Four Pavilion Lines + Attached Configuration

Vintage
Round vinyl columns with arched beam trim, architectural shingle roof, vinyl ceiling. Reads as a finished residential structure rather than a yard accessory — works in front-yard, side-yard, and pool settings equally well.

Pavilion with a partial-enclosure rear wall — vinyl siding outside, pine T&G inside. Gives you a finished back wall to mount a TV, a fireplace, or built-in storage without losing the open-air feel on the front. Bridge between Vintage and a small pool house.

Timber Frame
Real post-and-beam construction in air-dried Eastern White Pine. Heavy 8″×8″ posts and exposed roof trusses give it the rustic-substantial look that works next to a stone fireplace or a mountainside-style home.

Attached Pavilions
Any of the four lines can be configured as an attached pavilion — anchored to your house instead of standing free in the yard. Common shapes include open A-Frame, hip roof, and reverse gable. The home becomes the back wall; the pavilion extends out from the patio door, the kitchen, or a covered side entry.
When this is the right choice: you want the pavilion to read as part of the house, you have a flat exterior wall to anchor against, or you want covered access between the house and the pool.

Custom
Fully bespoke design and build. Curved roofs, full outdoor kitchens, cathedral interiors with cedar T&C, integrated stone, cupolas with weather vanes — whatever the design calls for. Start with a sketch (or our drawings) and we work it from there.

How the Build Runs
1. Plan + spec
You sit down with us in the Clarksburg showroom — bring a photo of the patio and rough dimensions, leave with a quote and a build sheet. Custom designs add a sketch round.
2. Build in PA
Standard sizes are pre-fab in Lancaster County and trucked over. Large sizes ship as wall and roof panels and assemble on site over 3–7 days with a crew of 3–4.
3. Set on your pad or deck
Mounting brackets anchor to a poured concrete pad or wood deck. We coordinate the pad pour if you don't already have one.
Permits & siting in NJ
Most NJ townships require a building permit for pavilions, especially anything with electrical, plumbing, or a fireplace. Setback rules vary block to block. We assemble the documentation your township will ask for — structural plans, anchor specs, foundation details — and walk you through what gets reviewed.
