How to Choose

A pool house sits in a wet, sun-baked, chlorinated environment year-round. Three honest questions usually narrow the field.

Full Residential or Configured Pavilion?

A full residential pool house has insulated walls, finished interior, real plumbing, real electrical — basically a small house. A configured pavilion gives you covered enclosure with privacy walls, but not a year-round livable interior.

  • ·Full Residential: Homestead
  • ·Configured Pavilion: Berlin Gardens

Lead Time?

Custom Homestead pool houses run weeks to months end-to-end (foundation, build, finish-out, inspections). Berlin Gardens configured pavilions can ship and install in a fraction of that — if "covered, enclosed, ready by Memorial Day" is the brief, they're the faster option.

  • ·Faster (weeks): BG Breckenridge configured
  • ·Multi-month build: Homestead full residential

Bath / Kitchen?

Indoor bathroom and full kitchen with appliances and running water need a residential build — that's Homestead. Outdoor kitchen counter under a covered roof can fit either. No bath at all? Configured pavilion is plenty.

  • ·Indoor bath + kitchen: Homestead Heritage / Custom
  • ·Outdoor kitchen counter: either
  • ·Just shelter: BG configured

Pool House FAQ

Quick answers. For anything specific to your yard, give us a call or stop in.

What's the difference between a pergola and a pavilion?
A pergola has an open or louvered roof — it's about defining a space, filtering sun, and adding architecture. A pavilion has a solid roof and gives you full rain protection. Homestead builds both. See our Pavilions and Pool Houses pages for the full lineup.
Do I need a permit for a pergola in NJ?
Most NJ townships require a building permit for a freestanding pergola, especially when it's attached to a deck or runs electrical. Setback rules vary block to block. We'll help you put together the documentation your township will ask for.
How long does a pergola take to install?
Configurable aluminum kits (CabanaCoast, Hansø) typically install in 1–2 days once footings are ready. Custom-built Homestead pergolas take longer to manufacture — ordering several weeks ahead is common — but install on-site usually wraps in a single day.
Can I attach a pergola to an existing deck or patio?
Usually yes. All three brands have anchor brackets for concrete patios and wood decks, and CabanaCoast and Hansø offer wall-mounted versions. The right approach depends on the deck framing or pad thickness — we'll come look or work from photos if you send them.
How do louvered roofs work?
Louvers rotate from fully open to fully closed. Closed, they shed rain into integrated gutters and channel it down the posts. Open, you get airflow and sunlight. CabanaCoast and Hansø both offer manual and motorized roofs — motorized adds remote and rain-sensor options.
Will it hold up in NJ winters?
Yes — all three brands are engineered for snow and wind. Hansø rates roofs to 25 lbs/sq ft snow load and up to 120 mph wind with louvers open. Homestead pergolas use pressure-treated structural lumber. Aluminum frames don't rust. The main winter task is keeping snow off solid panels and clearing louver gutters.
Can I add lighting, fans, or heaters?
Yes. Hansø has integrated LED kits and modular heaters made to bolt directly into the frame. CabanaCoast and Homestead support standard outdoor fixtures — we'll plan electrical runs during install. Dedicated circuits for ceiling fans and heaters are common.
