How to Choose

A pavilion is a permanent structure. Three honest questions usually narrow the field. Visit the showroom and we'll walk you through it — or browse the brand pages first.

Wood or Cellular PVC?

Wood takes stain, develops character, needs restaining every few years. Cellular PVC is paintable in any color and doesn't rot or peel. Same structural lumber underneath both — just different surfaces.

  • ·Wood: Homestead Vintage, Timber Frame, Custom; BG Breckenridge, Cascade, Hampton
  • ·Cellular PVC: BG Wellington, Victoria, Siena

Custom-Built or Standard Sizes?

Custom-built (Homestead) sizes to your exact patio dimensions and offers cathedral ceilings, integrated kitchens, stone fireplaces — longer lead time. Berlin Gardens ships standard sizes faster with material variety and consistent pricing.

  • ·Custom-Sized: Homestead
  • ·Standard Sizes: Berlin Gardens

Which Roof Silhouette?

A-frame (peaked) reads classic. Hip-roof (slopes on all four sides) reads softer / more residential. Slant-roof (single-slope) reads contemporary. Pick by what your home's architecture wants next to it.

  • ·A-Frame: BG Breckenridge, Cascade, Hampton, Norwood
  • ·Hip Roof: Homestead Vintage; BG Wellington, Mesa, Siena
  • ·Slant / Attached: Homestead Attached; BG Prairie

Pavilion FAQ

Quick answers. For anything specific to your yard, give us a call or stop in.

What's the difference between a pergola and a pavilion?
A pergola has an open or louvered roof — it's about defining a space, filtering sun, and adding architecture. A pavilion has a solid roof and gives you full rain protection. Homestead builds both. See our Pavilions and Pool Houses pages for the full lineup.
Do I need a permit for a pergola in NJ?
Most NJ townships require a building permit for a freestanding pergola, especially when it's attached to a deck or runs electrical. Setback rules vary block to block. We'll help you put together the documentation your township will ask for.
How long does a pergola take to install?
Configurable aluminum kits (CabanaCoast, Hansø) typically install in 1–2 days once footings are ready. Custom-built Homestead pergolas take longer to manufacture — ordering several weeks ahead is common — but install on-site usually wraps in a single day.
Can I attach a pergola to an existing deck or patio?
Usually yes. All three brands have anchor brackets for concrete patios and wood decks, and CabanaCoast and Hansø offer wall-mounted versions. The right approach depends on the deck framing or pad thickness — we'll come look or work from photos if you send them.
How do louvered roofs work?
Louvers rotate from fully open to fully closed. Closed, they shed rain into integrated gutters and channel it down the posts. Open, you get airflow and sunlight. CabanaCoast and Hansø both offer manual and motorized roofs — motorized adds remote and rain-sensor options.
Will it hold up in NJ winters?
Yes — all three brands are engineered for snow and wind. Hansø rates roofs to 25 lbs/sq ft snow load and up to 120 mph wind with louvers open. Homestead pergolas use pressure-treated structural lumber. Aluminum frames don't rust. The main winter task is keeping snow off solid panels and clearing louver gutters.
Can I add lighting, fans, or heaters?
Yes. Hansø has integrated LED kits and modular heaters made to bolt directly into the frame. CabanaCoast and Homestead support standard outdoor fixtures — we'll plan electrical runs during install. Dedicated circuits for ceiling fans and heaters are common.
