Pavilions Configured as Pool Houses

Berlin Gardens doesn't sell pool houses as a separate product line. Instead, the pool house is a configuration of the pavilion line — the same A-frame or hip-roof structure, the same wood or Cellular PVC finish, but with privacy walls, sheer descents, ceiling sheathing, and (often) a media wall added to the spec.

That approach has two upsides. First, you get every silhouette and material option that's already in the pavilion catalog — pick the one that fits your backyard architecture, then enclose it. Second, the structure is engineered up front for the larger footprint a pool house typically needs (12′×14′ minimum, 14′×16′ or larger more common).

Breckenridge is the model we recommend for most pool houses — it has the largest standard sizes in the line, multiple roof variants, and the most pool-house-specific factory photography. But Wellington (Cellular PVC, hip roof), Mesa (compact hip roof), Victoria (premier arched beams), and Cascade (decorative A-frame) are all configurable as pool houses too.

Walls, Privacy, and Pool-Side Add-Ons

A pool house is a pavilion plus enclosure decisions. These are the typical specs.

Privacy Walls

Vertical or horizontal shadow-box walls in matching wood or Cellular PVC. Configure as full enclosure (all 4 sides), partial (1–2 sides for screening), or pool-side only.

Common configurations: 3-sided enclosure with open pool-facing side; full 4-sided with door; pool-side privacy only.

Media Wall

A solid back wall designed to mount a TV, sound system, or fire feature. Standard on Victoria configurations; available as add-on for Breckenridge, Wellington, Mesa, and Cascade.

Spec: Reinforced backing, integrated cable raceway, optional electrical rough-in.

Sheer Descent

Roof-edge water feature that drops a thin sheet of water off the front edge of the pool house. Most dramatic on the Wellington and Victoria hip-roof lines.

Spec: Integrated supply line, recirculating pump, decorative spillway. Coordinate with pool plumbing.

Common questions about configuration, sizing, and what to spec.

What's the minimum size for a pool house?
12′×14′ is the practical minimum — that's enough room for a small bar/changing area plus a couple of chairs. 14′×16′ is the most common size, comfortable for an outdoor TV setup plus seating. 16′×20′ is a full-blown outdoor room. Smaller than 12′×14′ and the structure starts to feel like a covered cabana rather than a pool house.
Wood or Cellular PVC for poolside?
Cellular PVC handles the chlorinated-water environment with less maintenance — it doesn't rot or peel even with constant splash exposure. Wood works fine when the design pulls the structure back from the immediate splash zone (8′+ from the pool edge). For pool houses sitting right at the water's edge, Wellington (Cellular PVC) or Victoria (Cellular PVC) are the safer specs. For pool houses set further back, Breckenridge or Cascade in wood works long-term.
Can the pool house include a kitchen or bar?
Yes — we add an outdoor kitchen counter or bar configuration on the pool-house spec. The Berlin Gardens structure provides the shelter; the kitchen gets specified separately (we coordinate with countertops, grills, fridge specs in-house). How does the pool-house build coordinate with the pool build?
Seasonal World handles both. The typical sequence: pool excavation and shell first, hardscape patio next, pool house concrete pad poured during hardscape, Berlin Gardens structure installed last (standard pavilion install plus the wall package). Sheer descents and water features get plumbed during pool construction.
Do I need a permit for a Berlin Gardens pool house?
Most NJ townships require a permit for any structure of this size, especially with a permanent footing. We pull permits as part of the install process. Some townships have setback rules that affect how close to the pool the structure can sit; we check during the spec phase.
